5 Advantages of Hiring a Modular Building
1. Cost-effectiveness
Streamlined manufacturing processes require less labour and use fewer traditional materials making our new and used modular buildings for sale a budget-friendly choice.
2. Sustainability and eco-friendly
The construction process generates little waste compared to traditional construction, and eco-friendly practices make prefab modular buildings a greener choice. Also, hiring a modular building allows a unit to be used time and time again.
3. Flexibility and customisation
Versatile designs allow for customised, bespoke buildings that meet specific requirements for office space, classrooms, healthcare facilities and more, even when hiring.
4. Quality and safety
A modular building for hire is originally assembled in controlled factory environments where they undergo rigorous quality control measures, ensuring high standards and building code compliance.
5. Reduced disruptions
Our designs are mainly constructed offsite, minimising delays caused by weather or other factors and reducing onsite disruptions to your daily operations.
Our 4-Step Process
Step 01 – Design stage
We work with you to create a design proposal that meets your requirements and budget. After you have agreed to these, we visit your site to check the area and any access restrictions.
Step 02 – Planning and compliance
The planning application must be applied for and after this process, if the hire is 28 days or longer, which usually takes 8 – 12 weeks, a building regulation application needs to be made. We can manage this whole process for you.
Step 03 – Groundworks and manufacturing
After planning permission is granted, the onsite team begin preparing foundations, mains services, ducting and drainage, while offsite, the manufacture of your modular buildings begins. Completing both tasks in tandem reduces lead times massively.
Step 04 – Installation
Your building is delivered to your site with the relevant labour and machinery. All internal and external works of the building will then be completed and ready for handover to you.
Step 05 – Snagging and handover
Any snagging tasks will be identified and attended to, ensuring your total satisfaction. When these are done, the keys and building certifications will be handed over to you to begin using your hire building.

Modular Buildings vs Portable Cabins
At MPB, we also have portable cabins for hire, but how do you know whether to hire a modular building or a portable cabin? The key difference between the two is how they are installed and their intended purpose. Modular buildings are fabricated offsite and feature separate sections, which are then delivered and pieced together onsite.
Modular buildings are often larger structures and can facilitate multiple uses in one – for example leisure and modular gym buildings might feature space for exercising as well as changing rooms and shower facilities. Modular buildings are also much more customisable and can expand or reduce in size with ease.
A portable cabin is also assembled off site but will be delivered as the final built structure rather than modules, as portable cabins are often much smaller, making them simple and quick to transport. They are used mostly for short-term requirements including offices, changing rooms, canteens or classrooms. They are typically used for one intended purpose.

Frequently Asked Questions
What are modular buildings?
Our modular buildings are modern methods of construction that consist of multiple sections of prefabricated units called ‘modules’ or ‘bays’. Think of it like a jigsaw made up of numerous pieces.
Modules are built off-site in a factory and are delivered to their intended location with the use of lorries and mobile cranes. Modular buildings can be placed side by side, end on end and stacked on top of each other to create vast building systems.
Why choose a modular building over a traditional construction?
As modular building manufacturers, we construct your units in less time and for less money. We use fewer resources and labour and provide customisable and energy-efficient structures that are also relocatable.
Do modular buildings need planning permission to hire?
Yes. To hire modular buildings on site for a period longer than 28 days require planning permission regardless of size.
Can I relocate a modular building?
Yes, one of the significant advantages of modular buildings is their mobility. They can be disassembled, transported and reassembled at a new location, offering flexibility for businesses, educational institutions or other modular facilities.
Do you need building regulations to hire modular buildings?
As with planning permission, you need to comply with all building regulations for modular buildings, including Part L2 building regulations. There are certain exemptions to L2 regulations, which include:
• New and used modular buildings under 50 sq m in size
• Modular buildings for use as a place of worship
• Modular buildings sold on a shell and core basis – the rights then pass to the purchaser of the building to seek compliance with building regulations.s
How long does it take to construct a modular building?
The time it takes to construct modular buildings depends on various factors such as the size, location and amount of modification needed. Get in touch with one of our expert team members to discuss lead times and for your obligation-free quote.
Are modular buildings energy-efficient?
Yes, modular buildings can be designed to be energy-efficient. They can incorporate various energy-conserving building techniques, such as:
• Better insulation
• Energy-saving materials
• Renewable energy systems
All of which can help to reduce energy consumption and operating costs.er
